Some listings, agents and agencies on Cerra.do carry the AEI badge. Here is what it means, how to check it yourself, and what the brokerage bill would change if it passes.

What AEI membership means

The AEI (Dominican Association of Real Estate Agents and Companies) has brought together agencies and agents in the Dominican Republic since 1989. Its members commit to a Code of Ethics that, among other things, requires them to:

  • Hold the owner's written authorisation before advertising a property.
  • Verify the client's identity and the property's legal status, and disclose any defects they know of.
  • Visit the property before offering it and pass on every offer without delay.
  • Never take a buyer's deposit without telling the owner.
  • Settle disputes between colleagues through AEI arbitration before going to court.

What the CBR-01 certification is

It is the first stage of the AEI's training for real estate brokers and agents: 20 hours of specialised, up-to-date instruction. On Cerra.do the "AEI · CBR-01" badge only appears once the agency has checked the agent's certificate.

The real estate brokerage bill

The Dominican Republic does not yet require a licence to work as a real estate agent. The Real Estate Brokerage bill passed the Senate in April 2026 and is pending in the Chamber of Deputies, with no date set.

If it passes, it will create annual licences for agencies and agents, with minimum training hours, and a public register. The details depend on implementing regulations that do not exist yet. Until then nobody can hold that licence, so be wary of anyone who claims otherwise.
